TAX COLLECTION - PROPERTY TAXES

Our Tax Rate for 2010 is:                $2.725   per $100.00 of assessed value

The Township equalization rate is:  70.41% of true market value.

TAX QUARTERS

Taxes are due:                            February 1st
                                                       May 1st
                                                       August st
                                                       November 1st

There is a 10 calendar day grace period for each quarter.

Tax Bills are mailed once a year to homeowners and/or their mortgage company.  The bills are mailed between July 1st and July 15th.

INTEREST RATES

 The interest rate for delinquency taxes is by state statute as follows: The first $1500. of delinquency is at 8% (APR) any balance over $1500. is at 18%.  The 18% interest remains until the delinquency is brought current.

There is a Year End Penalty of 6% on any parcel with a balance of tax and interest over $10,000.

PRE PAYMENT DISCOUNT

The Township offers a Pre Payment Discount on the following year tax paid in the current year by the last business day of December at 12 noon. (example) 2011 taxes paid in 2010 would be eligible for the discount.  You may pay  one, two, third or all four quarters.

Please call the Tax Office if you are considering a pre Payment and we will compute the discount.

SENIOR CITIZEN AND DISABLED DEDUCTION FORMS ARE AVAILABLE IN THE TAX OFFICE

The requirements for a Senior Deduction are:
        1.  You must be 65 years of age in the prior year
        2.  Your income can not be over $10,000. (EXCLUDING SOCIAL SECURITY INCOME)
        3.  You must own and reside in the home by October 1st of the prior year.

The requirements for a Disabled Deduction are:
       1.  100% permanently and totally disabled.
       2.  Unable to gainfully be employed as of December 31 of the prior year.
       3.  A physician's or Social Security Disability or New Jersey Commission for the Blind Certificate.
       4.  Income can not be over $10,000. (excluding social security.

                                                                     Both deductions are by State of New Jersey Statute NJSA 54:4-8.40.

SEWER COLLECTION

A Sewer Use Bill is levied to all homeowners and businesses that are connected to the Township's Sewer System.

The Sewer Use billing is based on water consumption.  The Months used for the 2010

               OCTOBER-DECEMBER, 2008
                 JANUARY-MARCH, 2009
              OCTOBER-DECEMBER, 2009

The Tax Collector receives water reading reports from NJ American Water Company.

Sewer Use bills are billed once a year and are due June 30th of each year.  The grace period and interest rates are the same as for tax collection.

A Senior Citizen Deduction in the amount of $15.00 is allowed for any senior who is over 65 years of age by the end of the prior tax year.  Proof of age must be submitted with the deduction form available in the Tax Office.

Since water volume is used to compute this charge, you must monitor your usage for any estimated bills form the water company during the time period used for billing.

If you have a swimming pool that needs repairs during the time period of used, please call the tax collector prior to filling your pool.

If you have a water line leak outside or a water line in your basement, please advise the Tax Office.

If you utilize a sprinkler system in September, please be advised that this water will effect the sewer usage. Please advise the Tax Office.

If your sewer bill needs to be adjusted due to usage or senior deduction, you must provide the documentation to the Tax Collector.
